Laid out as a garden district in the protectorate era, Hivernage sits between Gueliz and the medina walls: wide, tree-lined avenues, five-star hotels, the Royal Theatre and conference centre, and some of the city's best-known rooftop bars and clubs. It trades medina character for space, comfort and easy access to both the old city and the new. This guide explains what the district holds and who should stay here rather than in Gueliz or the medina.

Hivernage was created during the French protectorate in the 1920s and 1930s as a green, low-density district for winter visitors — the name comes from the French for wintering. Where the medina is dense and enclosed and Gueliz is a working modern grid, Hivernage was designed as a garden suburb of villas set among trees and wide avenues. That planning DNA still defines it: it is the calmest, leafiest and most spacious part of central Marrakech, and the least like the tourist image of the city.
Geographically it does something useful by sitting between two worlds. On one side are the medina walls and the old city; on the other is Gueliz with its shops, cafes and galleries. Hivernage bridges them, so from a base here you can be inside Jemaa el-Fnaa in fifteen to twenty minutes on foot and in the heart of the new town in five. That in-between position, combined with the green calm, is the whole appeal — and the reason it fills up with hotels rather than homes.
Hivernage is above all Marrakech's five-star hotel quarter. The avenues are lined with large international and Moroccan-owned hotels set in gardens, with pools, spas and terraces, which is why package and comfort-focused travellers so often end up here. Interspersed among them are the district's civic landmarks: the grand Royal Theatre (Theatre Royal), and the Palais des Congres, the city's main conference and convention centre, which makes Hivernage a natural base for business and events as well as leisure.
The district is also a leisure and nightlife hub. It holds some of the smartest rooftop bars and lounges in the city and several of Marrakech's largest nightclubs, drawing an evening crowd from across town. By day, Menara Gardens lie just to the west, an easy walk or short taxi away, and the shops and galleries of Gueliz are on the doorstep. The table below sets out what you will find in and immediately around Hivernage, so you can judge whether the mix matches how you want to spend your time.
| Category | In or around Hivernage |
|---|---|
| Accommodation | Concentration of five-star hotels in gardens |
| Civic landmarks | Royal Theatre; Palais des Congres |
| Nightlife | Rooftop bars and several of the city's biggest clubs |
| Green space | Leafy avenues; Menara Gardens just west |
| Nearby | Gueliz shopping and galleries next door |
| Access | ~15-20 min walk to Jemaa el-Fnaa |
Choosing where to stay in Marrakech usually comes down to these three areas, and they offer genuinely different holidays. The medina puts you inside the old city in a traditional riad, steps from the souks and Jemaa el-Fnaa, with all the atmosphere and all the sensory intensity that implies — narrow lanes, no cars to the door, and character over comfort. It is the immersive choice, and the one most first-timers picture, but it is also the busiest and least restful.
Gueliz is the modern town: cafes, restaurants, shops and a local, everyday feel, well connected and less touristy. Hivernage sits between them as the comfort-and-nightlife option — quieter and greener than both, with the big hotels, spas and bars, and a short walk to either the medina or Gueliz. The table compares the three on the factors that matter most when booking, so you can match the district to the trip you actually want rather than to the postcard.
| Factor | Hivernage | Gueliz | Medina |
|---|---|---|---|
| Character | Leafy, upscale, calm | Modern, local, everyday | Historic, intense, atmospheric |
| Stay type | Five-star hotels | Hotels and apartments | Riads and guesthouses |
| Nightlife | Strong — bars and clubs | Moderate — cafes and bars | Limited after dark |
| To Jemaa el-Fnaa | ~15-20 min walk | 10-15 min by taxi | On the doorstep |
| Best for | Comfort, nightlife, events | Local life, dining, shopping | Immersion, souks, first-timers |
| Car access | Easy, to the door | Easy, to the door | Only to the edges |
Hivernage suits a clear type of traveller. If you want a comfortable, resort-style hotel with a pool and spa, value calm and green space over medina atmosphere, and like the idea of good nightlife on your doorstep while still being able to walk into the old city, this is your district. It works especially well for couples wanting a bit of glamour, for anyone attending an event at the Palais des Congres, and for repeat visitors who have already done the immersive riad experience and now want ease.
It is less suited to travellers chasing authenticity on a budget, or those who want to wake up inside the souks. A medina riad delivers far more character for the money and puts you in the thick of things, while Gueliz offers more everyday local life and dining. If your priority is atmosphere and you do not mind noise and bustle, base in the medina; if you want modern local life, choose Gueliz; if you want comfort, calm and nightlife with the old city a walk away, Hivernage is the right call.
One of Hivernage's practical strengths is how well connected it is. Cars and taxis can reach hotel doors directly, unlike in the medina, which makes arrivals, departures and airport runs simple — Menara Airport is only a short drive away. Petit taxis are plentiful along the main avenues, and the walk into Gueliz takes just a few minutes, so you rarely need to plan transport for the new town.
For the old city, the fifteen-to-twenty-minute walk to Jemaa el-Fnaa is pleasant in the cooler hours and passes the medina walls, or a petit taxi covers it in minutes when it is hot or late. From the square you are into the souks and the medina's monuments on foot. In short, a Hivernage base gives you the best of both transport worlds: door-to-door driving for comfort and errands, and an easy on-foot or short-hop link to the historic core whenever you want it.
Basing yourself in Hivernage shapes the rhythm of a day in a particular way. Mornings tend to start slowly and comfortably, with breakfast in a hotel garden and a swim before the heat builds, then a short walk or taxi into the medina for sightseeing while the old city is at its coolest and least crowded. Because you can be back at the pool within fifteen minutes, Hivernage suits travellers who like to split the day — culture in the morning, downtime in the afternoon heat, and back out in the evening — rather than grinding through the medina from dawn to dusk.
Evenings are where the district comes into its own. As the temperature drops, its rooftop bars, lounges and restaurants fill up, and its nightclubs draw a crowd from across the city later on, so you can have a smart night out without a long journey home. It also puts you within easy reach of both worlds after dark: a short walk takes you to the buzz of Jemaa el-Fnaa and its food stalls, while Gueliz next door offers a more local evening scene. That combination of daytime calm and doorstep nightlife is the core of Hivernage's appeal.
Hivernage is a district in central Marrakech, sitting between the modern Gueliz quarter and the medina walls. It was laid out as a leafy garden district during the French protectorate era and is now the city's main concentration of five-star hotels. Its position means you can walk to Jemaa el-Fnaa in about 15-20 minutes and reach the shops of Gueliz in a few minutes, with Menara Gardens just to the west.
It is, if you want comfort, calm and nightlife over medina immersion. Hivernage offers resort-style five-star hotels with pools and spas, leafy avenues, and easy car access to the door, plus rooftop bars and major clubs on the doorstep and a short walk into the old city. It is less suited to travellers wanting a traditional riad in the thick of the souks, for which the medina is the better choice.
Choose Hivernage for upscale hotels, a greener and calmer feel, and stronger nightlife; choose Gueliz for a more local, everyday atmosphere with cafes, restaurants and shopping. The two are next to each other, so either way you get modern-city comforts and easy access to the medina. Hivernage leans towards comfort and glamour, Gueliz towards local life and value — pick according to which matters more to you.
It comes down to comfort versus atmosphere. The medina puts you in a traditional riad inside the old city, steps from the souks and Jemaa el-Fnaa, with maximum character but more noise and intensity. Hivernage offers a comfortable, calm, hotel-based stay with nightlife and easy transport, a 15-20 minute walk from the square. First-timers wanting immersion often prefer the medina; those wanting ease and comfort prefer Hivernage.
Yes — Hivernage is one of the main nightlife hubs in Marrakech, home to several of the city's biggest nightclubs and many of its smartest rooftop bars and lounges. Basing here means you can enjoy an evening out without long taxi rides home. If nightlife noise concerns you, ask for a hotel room set back from the main avenue, as the district can carry sound on busy weekend nights.
It is about a 15-20 minute walk from Hivernage to Jemaa el-Fnaa, passing the medina walls, or just a few minutes by petit taxi when it is hot or late. From the square you can continue on foot into the souks and the medina's monuments. That easy link to the old city, combined with door-to-door car access and proximity to Gueliz and the airport, is a big part of Hivernage's appeal.
Generally yes, because it is the city's upscale hotel district. Accommodation skews towards four- and five-star properties with pools and spas, so nightly rates run higher than a medina riad or a Gueliz apartment, and the district's rooftop bars, lounges and restaurants are priced for that market too. You are paying for space, calm, comfort and location rather than for medina character. That said, it need not blow a budget: petit taxis, everyday shops and cheaper food are a short walk away in Gueliz or the medina, so you can sleep in comfort in Hivernage while eating and shopping more cheaply nearby. For value and authenticity the medina or Gueliz stretch your money further, but for comfort-focused travellers Hivernage's prices buy a genuinely different standard of stay.
